Why do we offer Select Guaranteed Sale Program?

In today's competitive market, with seemingly multiple offers on every listing, sellers are not willing to accept a contingent offer and most buyers don't have the ability to own two houses at one time. "We want to enable you to buy your new home on a non-contingent basis. We will not put your current home on the market until you have found your new home."

Our program is unique in that unlike, every "We Buy Houses" companies, we are not working to buy your home for less than Fair Market value with the intent to sell it at a profit. We are providing this program as a service to our clients. Our goal is to not to profit on the purchase and sale, our goal is only to avoid a loss. That is why we developed our unique "Two Check" structure.

The Seller will have a "Guaranteed" Net Sale Proceeds that will enable them to get pre-approved for a new loan with Stanford Mortgage and make Non-Contingent offers on their replacement home.

Once your new home goes into escrow, our Select Agent will put your current property on the market with a goal to line up the two closings as closely as possible.

Now here's the difference, if there's a profit that the Select Group gains from the final sale of your current home you will be paid 100% of the gains, less a $1,000 administrative fee. You get the best of both worlds, no risk of loss and 100% of the gains!

You'll Have Two Options

OPTION 1
Your house sells on the open market and closes escrow the same day you close on the
home you purchase. We negotiate a short rent back for you to stay in your house and
give you time to move out. 

OPTION 2
We close escrow on your home and you still close on the home you
purchased and move to your new home. We now own your previous house and list it for sale.
