What is a Guaranteed Sale? 

A unique program developed by The Select Group to help Sellers sell & buy properties simultaneously while removing the fear of becoming homeless in a fast-moving market of low supply and high demand

Who will benefit from this program?

Sellers that are hesitant to list their property fearing that it will sell before they find their new home, leaving them nowhere to live

What is a contingent home sale offer? 

When a buyer needs to sell one home before buying another.

Where can a Seller relocate when utilizing this program? 

Anywhere within the Select Group footprint.

What are the basics of this program?

The Select Group will purchase the Seller's property at guaranteed price. The seller can then make non-contingent offers on replacement properties. The Seller can stay in their original property until their new one closes.

What happens if Select is unable to sell my home for even the Guaranteed value?

Select absorbs the loss. You have no risk of loss with this program.

What do I pay if the two homes close together?

You pay nothing for the use of the program except the Real Estate Comission.

Why would I use the Select Guaranteed Sale Program?

In today's highly competitive market with multiple offers on nearly every home most sellers will not even consider an offer "contingent upon" the sale of your current home.

Why don't I just sell my current home and then look for my new home?

You certainly could do so, however we find most homeowners do not want to have to move twice. In addition it is also difficult to find a home to rent on a short term basis. 

What makes the Select Guaranteed Sale Program different than everyone other "We Buy Houses" company?

Select is a Real Estate Sales Company. We are not in the business of buying homes at a discount with the goal to re-sell them at a profit. We are only working to deliver maximize service to our client.

Once I find my Dream Home and Select puts my current home on the market, who decides which offer to accept?

You do. You are in complete control and may accept any offer above the Guaranteed Value.

What is the "Unique Two Check Program"?

You will receive the Guaranteed Sale number of the initial closing and a second check for 100% of any gain received by Select, less a $1,000 Administrative Fee. 

Why is Select guaranteed Sale better for most sellers than one of the I-Buyer companies?

Our "Unique Two Check Program" insures you will receive the full value for your home. We are not in the business of buying your home at a discount with the goal to flip it for a profit. 

What if the Guaranteed Property sells for more than what the Select Group predicted?

The seller will receive an additional check for 100% of any gains earned by the Select Group, less a $1,000 Administrative Fee.

Are pre-listing home inspections required?

Yes, a home and pest inspection are required as well as any other necessary inspections that are recommended by the initial inspection reports.

Is the seller required to purchase a home warranty?

Yes, sellers are encouraged to purchase a home warranty.

Does the seller receive a credit on the holding cost reserve if the property sells sooner?

Yes, the seller would receive a credit for any unused funds.

Does the seller need to use Inter-County Title for the listing?

Yes, all listings in California must use Inter-County Title to be eligible for the Guaranteed Sale Program.

If you are giving me 100% of any gain how does Select earn money?

We ear Real Estate commissions and make lots more sales.

Can I use the Guaranteed Sale Program and the Refresh and Refurbish Program on the same transaction?

Yes. You could use our Refresh and Refurbish Program to prep your home for sale at top dollar and then use both the Select Guaranteed Sale to make Non-contingent offers on your Dream Home!

Does Select have a program to help me prep my home for sale at Top Dollar?
